The map represents the value and need of choosing a specific location for establishing the concerned store, Yorkdale Shopping center in Toronto, Canada

According to the mapping, it can be said that there is a lot of impact of the location on implementing a store in a certain place. The population is the most important factor in any location which impacts the benefits and income of any store. Map shows the detailed analysis of population distributed across Toronto and the demand for products from store is also dependent on the number of people lives in that area. Toronto, a well-known place located in Canada is a perfect place to be considered for opening a retail store (Fiske & Hancock, 2016). Deciding a location for store requires considering many factors, like population, demand of products in certain location, age group domination in certain place, costs of land properties, competitive stores available, accessibility and traffic of the concerned place and many others. This thematic map reflects the factors which made the store authority to select a certain location. Mainly, population and demand due to population is the main side to be considered in estimating the revenue and income of store in recent future. The map describes the density of population distributed over Toronto, which is related to customer dependency on stores. Store location is also shown on the map. Middle south part of Toronto is selected to open Yorkdale Shopping center. The reasons behind selecting the particular place are described below.


The population is not too high in that place, which makes property cost considerably low than the other places in Toronto (Gilderbloom, J. I., Riggs & Meares, 2015). The store will be a large one, it will require enough space. There must be sufficient space for parking and making a beautiful view in front of it which will attract young ones. According to survey, young ones are dominated age group in nearby regions, which makes a great opportunity to develop a beautiful and attractive store which will give good revenue for store authority. Besides, there is no such shopping center in nearby places. This also helps increase the store’s revenue and reduces the risk factor which is caused in most competitive marketplaces. According to reviews and many articles, the particular place is not that much developed by stores and complexes, so the demand is extremely high for such store in concerned location. Final decision of making sure about establishing the store in the place is done after proper analysis of thematic map produced. According to the analysis and consideration is estimated that the store will gain a huge profit in recent future and will also spread their popularity and demand rapidly, helping in the growth of concerned location (Chen & Tsai, 2016).

The spatial distribution shows the approximate distribution of any topic over an area. Spatial distribution refers to a distribution of phenomena over earth’s surface. This gives a geographical display of certain factors on earth in map (Whipp et al. 2017).

Location is an important factor to be considered for implanting a store or business. The key problems and factors which are considered for retailing business are:

  • Demographics of main customers
  • Visualization of building
  • Clearing about the idea what the business is going to be of
  • Storage area, size of office and store (Alygizakis et al. 2016)

Factors which are mainly considered during selection of location for the store are:

  • Types of products: It is essential to decide what kinds of products are decided to be sold and made available in store. The demands and requirements of the customers are analyzed and calculated first for determining the items needed to make available in the store to make a better income. A store must keep the basic needs and required products of the customers to attract more customers in a good frequency. Maintaining the quality of goods is also important to sustain in market (Collier et al. 2015). Nowadays, customer focuses more on the quality of products than the price, which makes the requirement of stores to keep more quality products.
  • Population: Population plays an important role in making the success of any business, mainly store or retail business. Following newspapers, doing survey properly before taking any decision plays a crucial role in establishing a store. The needs of the customers and the lack of stores on demanded products make a perfect space for opening any store in a particular place. It is also necessary to make a survey of what age group of people is dominant in any region. According to the age group, product requirements change and by this, it gets clear about what is needed to be kept in the store and what not.
  • Accessibility of store: This though depends on the size of the store. Small retail stores demand more traffic by larger stores, which will grab more customer frequency in the store. In another hand, large stores also demand more traffic near their store by other stores, but they kept in mind to not get too much competition in marketing which hampers both store’s business.
  • Competition: There is a lot of business growing up in a small period of time, which makes market environment more competitive. In order to sustain such competition, it is essential to find out perfect location for making the store. Also, store must maintain their product’s quality and availability more to gather more customers towards them and sustain in the competition.
  • Location costs: The cost of any place varies with variation of location. The cost of property is a primary consideration for planting a store. Location, where there are huge traffic and population, is more; property costs are high and in contrary costs are low in the place where people travel less. Thus, location is a very important factor to be considered in planting a store (com, 2019).
